The community will be at 1600 Larsen Road in Courtenay.

A new kind of neighbourhood is emerging in Courtenay: values-driven, and purpose-built for people who want more out of where and how they live.

The community is called "Courtenay Cohousing" and, according to a news release, it is a "growing collective of future neighbours."

It will be located at 1600 Larsen Road, next to Krebs Park. A total of 18 homes will be built, with a common gathering space featuring a large kitchen, covered porch and barbecue area, and more.

"The project founders are inviting others to help co-create a vibrant, multi-generational home base just steps from parks, schools, trails, and all that Courtenay has to offer," the release says.

Cohousing combines the privacy of self-contained homes with the benefits of shared amenities, participatory design, and non-hierarchical governance. In this cohousing community, homes and properties will be individually owned, and everyone owns a share of the common property (using the legal structure of a strata).

Courtenay Cohousing is focused on fun, connection, sustainability, and personal growth. Early members have the opportunity to shape the home designs and grow our neighbourhood culture from the ground-up. John Gower from Common House Design will be on hand to help guide the project, as well as a team of local engineering and development professionals. The goal is to begin construction in 2026.

Those interested in learning more about the project are invited to join in a social gathering on Friday, July 18. The event will be at the Puntledge Park play structure between 6 and 8:30 p.m. People are invited to bring snacks to share and/or items to grill. Picnic blankets and chairs are also encouraged. Another event will be held in Vancouver on July 20. Those who cannot make the event or would want to learn more can view the orientation video and attend a virtual Q and A session on Monday, July 28. That will be at 8 p.m. and is available at lu.ma/courtenaycohousing

Home prices vary based on size and type. Current estimates are below.  Home owners will also pay monthly strata fees determined once all the site details are finalized.

-900 sq.ft. single level duplex (age-in-place friendly): $620,000

-1300 sq.ft. two level duplex (2 bedroom + den): $710,000

-1500 sq.ft. two level duplex (3 bedroom): $760,000

-1600 sq.ft two level detached (3 bedroom + den): $830,0000 - $860,000

New members are currently welcome to join on a three-month trial basis, which organizers say is "an opportunity to explore the culture, connect with the community, and participate in shaping the future neighbourhood."
