Business is booming in Sicamous, with another commercial development proposed at the east end of town.
At its Aug. 21 meeting, the planning and development committee will consider a development permit for a project consisting of 38 units in six buildings at 1002 Seed Frontage Road – a currently vacant property zoned C-2 Highway Commercial.
In their proposal, the applicant explained the buildings will accommodate retail, a grocery store, office/medical office and warehouse, all of which are permitted uses under the C-2 zone.
As the property is at the intersection of three roads – Rauma Crescent, Green Road and Seed – the proponent advised the development will be accessed by the former two, with Green therefore considered the front of the subject parcel. Off-street parking was originally proposed in front of buildings two and five, which would make it highly visible from Seed, so the plan has therefore been amended after discussion with the Sicamous planning department. The façade of those buildings will now be situated close to the frontage road, with parking spaces tucked in behind.
In addition to that, the applicant is proposing to provide a landscape buffer greater than the three metres required near residential properties under the zoning bylaw.
As the proposal supports the priority of economic growth under the 2022-2026 Strategic Plan and conforms with the C-2 zone, planning assistant June Kwon is recommending the planning and development committee advise council to endorse the development permit.
